Use this guide to prepare better questions

Good planning helps property owners compare options, identify hidden site issues, and communicate a clearer scope before an estimate is prepared.

Start with the building's real job

List what must fit inside, how it moves through the building, what clear height is required, and how needs may change. A tractor, boat, lift, hay wagon, workbench, or future vehicle bay can each change door size and interior layout.

Write down the equipment dimensions, door clearances, preferred aisle widths, wall storage, floor drains, work zones, and any living or office space before comparing building sizes.

Choose the site before finalizing dimensions

The most convenient spot is not always the most buildable. Review slope, drainage, soil, overhead lines, underground utilities, septic areas, driveway approach, turning space, and material-delivery access.

A preliminary site walk can reveal where additional grading, culverts, tree removal, fill, retaining, or longer utility runs may be required.

Plan openings and circulation

Door width and height should reflect the largest equipment, not today's average vehicle. Place walk doors, overhead doors, sliding doors, windows, and interior aisles so they support daily movement rather than interrupt it.

Consider snow or rain at door locations, prevailing weather, apron depth, parking, pedestrian access, and whether doors can open without blocking another activity.

Coordinate concrete and moisture control

Slab thickness, reinforcement, vapor control, base preparation, floor drains, aprons, and finished elevation should match the use. Roof drainage and grading should move water away from the building.

The slab and building should be coordinated so post locations, thresholds, vapor control, insulation, plumbing, floor drains, and equipment anchors are not treated as afterthoughts.

Leave room for the future

An inexpensive decision during planning—such as extra width, a taller eave, a second framed opening, or utility conduit—can avoid costly modifications later.

Future planning may include framed openings, conduit, plumbing sleeves, taller wall height, attic storage, a lean-to, interior partitions, or space for an addition.

Questions to bring to the estimate conversation

  • What must fit inside now and in five years?
  • What are the largest door width and height requirements?
  • Will the building need concrete, insulation, plumbing, or electrical?
  • How will trucks and trailers approach and turn?
  • Where should roof water discharge?
