This guide helps property owners prepare better questions and organize project information. It does not replace a survey, engineering, code review, permit determination, utility locate, soil evaluation, or project-specific construction documents.
Confirm legal and physical access
Make sure delivery trucks, trailers, pumps, lifts, and emergency vehicles can reach and turn at the site. Gate width, overhead branches, bridges, soft shoulders, and steep grades can change the construction plan.
Direct water before placing a building
Study where water enters, crosses, and leaves the property during a heavy rain. The building pad should not block a natural drainage path or send runoff toward neighboring structures.
Locate utilities before excavation
Contact the appropriate state 811 service and identify private lines that public locating may not mark. Plan new utility routes before final grading and concrete.
Protect the building pad
Organic topsoil, roots, soft fill, and trapped water are poor support. Pad material should be suitable, placed and compacted in controlled lifts, and protected from traffic and weather damage.
Plan staging and restoration
Reserve space for materials, dumpsters, equipment, concrete trucks, and safe worker movement. Also decide how disturbed ground, drainage swales, and drive surfaces will be restored after construction.
Next step
Collect the property address, photos, dimensions, intended use, access details, utilities, finish preferences, and schedule goals. Then request a project-specific conversation with Nichols Construction.
